PROJECT OVERVIEW

This project involved a complete redesign of the kitchen with a focus on opening up the space between the kitchen, dining room, and living room. The main wall was removed to improve flow and sightlines, a large island was added, and the existing sunshine ceiling was replaced with a clean flush ceiling and modern lighting.

The kitchen renovation also included a three tone cabinet design with white uppers, white lowers, and a deep green and charcoal island, along with new windows in both the dining room and kitchen. Hardwood flooring was refinished and extended throughout the kitchen and dining areas, creating a cohesive and refreshed main floor that feels brighter, more open, and far more usable.

OUR APPROACH

The team took a flexible and highly collaborative approach, working closely with the homeowner to balance professional construction support with areas she wanted to handle herself. Clear communication was maintained through a project app that shared photos and updates, allowing decisions and refinements to happen quickly even while the homeowner was traveling.

Because the home was built prior to 1990, the team began by bringing in their abatement specialists to test for asbestos, which is commonly found in materials such as drywall mud compound, attic vermiculite insulation, and older mechanical duct insulation. In this case, vermiculite containing asbestos was discovered in the attic, which created a challenge because the original design called for multiple recessed pot lights and a feature exhaust hood over the stove.

Rather than abandoning the design vision, the team quickly developed a practical hybrid solution that balanced safety, functionality, and budget. A localized abatement was performed around the area where the range hood vent needed to penetrate the ceiling and roof. For the remaining lighting, the ceiling was strapped down by ¾ inch and new drywall was installed beneath it. This allowed the installation of modern slim profile LED puck lights, which require very little depth.

Throughout the project, the team proactively explored solutions and returned with options within days rather than weeks. They prioritized the homeowner’s vision, responded quickly with alternatives and vendor recommendations, and ensured the home was left spotless at the end of each workday. The result was a safe, budget conscious solution that preserved the design goals and left the homeowner smiling ear to ear.

PROJECT OUTCOME

The finished kitchen delivered a dramatically more open and functional layout that better connects the kitchen, dining, and living spaces. The oversized island became the centerpiece of the room, while the three tone cabinetry, new windows, and updated ceiling brought in more light and visual interest. The homeowner was especially impressed by the team’s responsiveness, cleanliness, and willingness to adapt to changing needs and discoveries in the older home. The result is a space that feels not only more modern and beautiful but also deeply personalized, practical, and a joy to use every day.
